Mixed-use development heads to Lake Hartwell

A mixed-use development student housing community is bound for the shores of Lake Hartwell.

Dockside Clemson, a 630-bed student housing community serving Clemson University students, is anticipated to hold 200 apartments within four stories of residential space over 22,164 square feet of ground floor retail space. According to a news release, the project is slated for completion in the fall of 2022.

As the only waterfront community built for Clemson students, Dockside Clemson will house one-, two-, three- and four-bedroom fully furnished units averaging around 1,206 square feet each. Amenities for the community will include a fitness center, pool, tech lounge, dock access and live music along the lakefront, while developers plan for at least two restaurants to fill the development’s retail space.

The development lies one mile north of Clemson University’s campus and has direct access to the CAT Bus Seneca Express line, according to the release. Stuart Roosth Architects designed the development in partnership with LRK and civil engineering firm Kimley-Horn. Sherman Construction is serving as the general contractor.

Fountain Residential Partners helped launch the project through $23.3 million in joint venture equity through CrowdStreet Inc. Dallas-based JLL Capital Markets, a global real estate investment firm, worked on behalf of Fountain Residential Partners to acquire additional investment.
